Contractor Skanska has won a $311 million contract to build a new residence and campus centre for Simmons University in Boston, USA.

The new Living and Learning Center will sit on the university’s academic campus in the Longwood Medical area of Boston, Massachusetts.

The project is the final phase of ‘One Simmons’, which consolidates all of the university’s facilities onto one campus.

It is part of a decades-long strategic master plan designed to support the Simmons mission as one of the only remaining women’s centered universities in the country.

The approximately 37,000 sq m Living and Learning Center will include a student dormitory with over 1,000 student beds, meeting, and social spaces along with office support spaces and a 500-seat dining facility.

Skanska will also build an athletics and fitness facility will include a pool, gymnasium, rowing tanks and weights room.

The building will also accommodate an existing central electrical plant and emergency generator, which serve the academic buildings on the existing campus.

Work has already started and is slated for completion in September 2026.

After Simmons takes occupancy of the new Living and Learning Center, Skanska will begin development for Longwood Place.

Skanska has closed on a land investment with Simmons for the development rights for a 158,000 sq m development, at Longwood Place. The initial investment is $344 million.

Payment for the land acquisition will be made successively up to 2026, by Skanska building and financing the Living and Learning Center for the client.

Longwood Place will be a multi-phase development to include life science and research space, multifamily, office, community space, and a public realm, including public amenities and green space.

Skanska will start work on Longwood Place in late 2026 following Simmons relocation to their new Living and Learning Center.
